Permits

For anything but the most minor renovation, you are likely to need at least one permit from the City of St. Paul  Park. 

Tenant Build-Out Application

What to submit:
  1. Complete a building permit application
  2. Include one copy of site plan
  3. Include two copies of construction plans
  4. Complete the Commercial Plan Review Supplemental-Tenant Build-Out
  5. Include the required documents listed on the form.

You may need separate permits for:

  • Electrical--issued by the State of Minnesota
  • Plumbing
  • Heating and ventilating work
  • Stormwater Permits--Stormwater permit is required for construction activities disturbing greater than one acre.

 


 

FAQ

I have a building which I would like to divide into several units, what do I need to do?

First.  You will need to complete the build-out application and submit plans showing the existing building and how you wish to divide the building into units. (Even if your building was originally constructed with units, you will still need to submit a build-out application for review before you can rent the units.)

Second.  Your build-out application will be reviewed by the Building Official for building code compliance.

Third.  Once your build-out application has been reviewed by the Building Official, you may obtain your permit and pay the required permit fee.

Fourth.  Upon completion of the remodel (build-out) and final inspections you will be issued a certificate of occupancy encompassing the individual units.


I have divided my building into units and have received a certificate of occupancy for the units.  Now I would like to rent the units, what do I need to do?

First.  You will need to know the zoning district for your building (property) and what uses are allowed.

Second.  The business interested in your space must be one of the permitted uses in your zoning district.

Third.  The business would apply for a Business License which is reviewed for zoning compliance.

Fourth.  Once the  Business License has been obtained the business can move into your unit.


The previous tenant has moved out, what do I need to do?

First.  Again, you will need to know the permitted uses for your zoning.

Second.  The business interested in your space must be one of the permitted uses in your zoning district.

Third.  The business would apply for a business license which is reviewed for zoning compliance.

Fourth.  Once the business license has been obtained, the business can move into your unit.
